This calculator automatically selects the next first-half or second-half tax bill due date based on the current date. Actual due dates may be extended, modified, or otherwise affected by official county records, billing schedules, settlement timing, or applicable law.
For simplicity, this calculator assumes no payments are made during the projection period. If future tax bills are included, this calculator assumes that each future first-half and second-half tax bill is the same amount as the amount entered by the user. Actual future tax bills may be higher or lower because of tax levies, valuation changes, credits, exemptions, special assessments, delinquencies, adjustments, or other account-specific factors.
Current-year taxes and delinquent taxes are treated differently. Current-year taxes are modeled as receiving penalties. Delinquent or prior-year taxes are modeled as receiving interest. This calculator models the first-half penalty as 10% of the unpaid first-half amount and the second-half penalty as 10% of the unpaid current-year amount, including first-half tax, first-half penalty, and second-half tax.
Interest is modeled using the schedule discussed for this tool: 8% on August 1 for delinquent or prior-year taxes and 4% on December 1 after unpaid current-year amounts have rolled into delinquency, when applicable. Official calculations may differ based on payments, partial payments, payment timing, settlement timing, official Tyler/account behavior, statutory interpretation, or account-specific factors.
Use of this calculator does not modify, extend, suspend, or waive any statutory tax due date, penalty, interest, lien, collection remedy, foreclosure remedy, or other obligation imposed under Ohio law. The failure of this calculator to display a particular charge, adjustment, penalty, interest amount, tax bill, future installment, or legal consequence does not prevent that amount or consequence from applying.
