The Lucas County Treasurer’s Office is introducing eBills, a new option to receive your property tax bill by email.

eBills will begin being sent in late June 2026, and this page is for early registration only so you can add your email address in advance.

During this transition period, paper tax bills will continue to be mailed. Registering now helps ensure you are ready when eBills officially begin.

Step 1: Register for SmartFile

SmartFile is a secure online account used by Lucas County to access services from both the Treasurer’s Office and the Auditor’s Office. One SmartFile account lets you manage your information and opt in to services like eBills.

If you do not already have a SmartFile account, you will need to create one before you can register your email for eBills.

Step 2: Register for eBills

Once you have a SmartFile account, the next step is to let us know you would like to receive your property tax bill by email instead of paper. Signing up for eBills allows you to:

  • Add or confirm the email address where you want to receive your bill

  • Make sure you’re ready when eBills begin in late June 2026

During the transition period, paper tax bills will continue to be mailed, even if you register for eBills now.

Who is this for?

eBills are for any property owner or taxpayer who prefers a paperless option for receiving their property tax bill. They are especially helpful for people who travel during January and July or are not always home to receive mail, since the bill is delivered directly to your email inbox.

Can I receive both a paper bill and an eBill?

No. You must choose one delivery method:

  • Paper bill by mail (as you get now), or
  • Electronic bill by email (eBill)

Once you opt in to eBills, paper bills will no longer be mailed.

Will I still get paper bills during the transition period?

Yes. Paper bills will continue to be mailed until eBills officially begin in late June 2026, even if you register your email now.

What happens if a property is sold or transferred?

When a property changes ownership, bill delivery will automatically reset to paper billing. The new owner must register separately if they want to receive eBills.

Do I need a SmartFile account?

Yes. A SmartFile account is required to register for eBills. SmartFile is Lucas County’s secure portal for Treasurer and Auditor services.

Will I receive reminders or confirmations?

Yes. When eBills begin, your tax bill will be sent to the email address you register in SmartFile. It’s important to keep your email address up to date and to check your spam or junk folder.

Can I change my delivery preference later?

Yes. You can log in to your SmartFile account at any time to update your email address or switch back to paper bills.

What if I don’t want eBills and prefer paper bills?

That’s perfectly fine. eBills are optional. If you prefer to continue receiving your property tax bill by mail, you do not need to take any action. Paper bills will continue to be mailed unless you choose to register for eBills.

What if I’m not the property owner but am an authorized agent? Can I still register for eBills?

Yes. If you are not the property owner, you may still register for eBills as an authorized agent, as long as you have the property owner’s permission. This includes family members, caregivers, property managers, or other representatives acting on the owner’s behalf. When registering, you must select “Authorized Agent” and affirm that you have permission to request or update electronic delivery of the property tax bill. The Lucas County Treasurer’s Office may request documentation to verify authorization if needed.

What if my property taxes are paid through an escrow account?

If your property taxes are paid through an escrow account with a bank or mortgage company, you typically do not receive a paper tax bill today, and you will not receive an eBill.

In escrowed accounts, tax bills are sent directly to the lender or mortgage servicer that manages the escrow. If you have questions about your tax payments or need a copy of your bill, please contact your lender.
