What does this estimator do?
This tool provides an estimate of your property taxes using:
  • Your Assessed Value (35%) from the Auditor’s AREIS system, and
  • The effective millage rates published in the Treasurer’s annual notice.
It shows both an estimated half-year amount and an estimated annual amount.
Where do I find my Assessed Value (35%)?
In AREIS:
Summary → Values → 35% Values → Total
Enter the 35% Total (example: 108,120).
What is a Tax District, and where do I find mine?
A Tax District is the set of local taxing jurisdictions that apply to your property (schools, township/city, etc.).
In AREIS, your Tax District appears on the Summary page.

Why is this an estimate and not an exact bill?
Actual bills can vary because of factors that may not be captured in a simple estimator, including:
  • levy eligibility and credit eligibility,
  • exemptions (such as Homestead),
  • Auditor adjustments,
  • special assessment schedules,
  • rounding and line-by-line levy calculations.
The official tax bill issued by the Lucas County Treasurer is the controlling document.
What is the “Non-business” credit?
Most owner/residential properties may qualify for a non-business credit. If your property is a business, rental, or other non-residential use, check “Business / Rental / Non-Residential Property?”—this turns off the estimated non-business credit.
What is the “Owner-occupied” credit?
Owner-occupied properties may qualify for an owner-occupied credit. If you live in the home as your primary residence, leave “Owner-occupied?” checked.
